Do you have to be at the property for delivery?
You don't have to be at the property for dumpster delivery or pickup. If the drop spot is clear, the driver places the dumpster on wood boards and leaves. The driver texts or calls 20 to 30 minutes before arriving, so you can confirm the spot by phone from anywhere.
Before delivery day, make sure the gate is unlocked and no tenant car or trailer blocks the drive. A locked gate or a blocked spot means a $125 dry-run fee. Leave a note on where the dumpster should sit if the lot has more than one option.
What size dumpster does a rental turnover need?
A one-bedroom apartment turnover with left-behind furniture and carpet fits the 10-yard dumpster, about 4 pickup loads. A house make-ready with flooring and a garage full of abandoned items fits the 15- or 20-yard dumpster. Full renovations between tenants usually need the 20- or 30-yard dumpster.

You get an invoice with the certified landfill scale ticket attached, emailed 3 to 5 business days after pickup. The scale ticket shows the gross, tare and net weight of the load. The invoice shows the base price, any weight over the included tons at $75 per ton, extra days and $50 items.

Can a property manager use a roll-off inside Abilene city limits?
Inside Abilene city limits, the City says its Solid Waste division is the only authorized collector of solid waste, with short-term construction debris as the only exception. A turnover full of tenant belongings usually goes through the City. A make-ready with flooring, cabinets or drywall tear-out is construction debris.

Can I book dumpsters for several properties at once?
Book each address on one call. Each dumpster is its own rental, with its own 7 days, included tons and scale ticket, so costs stay separate by property.
What if a tenant parks in front of the dumpster on pickup day?
If the truck can't reach the dumpster, a $125 dry-run fee applies. Text the tenant or post a notice the day before pickup.
Can I keep the dumpster while the unit is painted and repaired?
Keep the dumpster as long as the make-ready runs. Seven days are included and each extra day costs $25. Wet paint can't go in, so dry out leftover paint before disposal.
Will the dumpster mark up the parking lot?
Our drivers lay wood boards under the steel rails on concrete and asphalt to spread the weight and prevent scrapes and cracks.
